Equally important to acquiring a property is its commercial exploitation, through the conclusion of lease agreements — residential or commercial, long-term or short-term.
Drafting and negotiation
We undertake negotiation of the contract terms and their drafting to protect your interests.
The distinction between a residential and a commercial lease is not a formality: it determines the duration, the possibilities for rent adjustment, and the terms for termination of the contract. Likewise, in short-term lets the operator’s obligations differ substantially from those of a landlord under a classic residential lease.
Eviction from the leased property
We undertake eviction proceedings, whether due to misuse of the property or default in rent payments.
In these cases, the outcome is decided by documentation: a written contract with clear terms, proof of payment or non-payment of rent, and formally valid notices. The clearer the file, the shorter the proceedings.
